Price it right from the beginning
You will get the most showings on your home in the first 45 days after listing. If your home is not priced properly based on other properties in your area, you may lose potential buyers. If you lose this high traffic period of the listing due to overpricing, your home may become stagnant on the market even if you reduce the price later. Prepare to Impress
  1. First Impressions: A potential buyer forms an opinion on your home in the first 60 seconds. Clean the driveway, wash the exterior, clean and prune flower beds, provide fresh mulch, and repaint the front door. Do not lose the sale before they even enter the home.

  2. If it looks bad to you: If you see it, so will potential buyers. Repaint worn walls, freshen up the trim, replace damaged flooring, clean the carpets if necessary. If you need to repaint, keep colors neutral.

  3. General Repairs: Tighten door knobs, replace light bulbs, fix leaky faucets, adjust cabinet drawers, adjust sticky doors and re-caulk tubs .

  4. Clean: Clean from top to bottom. The kitchen must be spotless, clean the oven, microwave, sink and refrigerator. Bathrooms are extremely important so make them spotless.

  5. Remove Clutter: Pack up unused items from closets, basements, attics, and other rooms of the home to create open useable spaces. Closets are extremely important and require special attention. Lack of adequate closet space deters many buyers.

  6. Remove Personal Items: A potential buyer needs to see a home as theirs. Remove excessive family pictures as they remind the buyer that it's your home, not theirs.

  7. Let the Sun Shine: Clean windows and window sills and open the curtains. Natural light provides a glowing warmth that welcomes buyers.

  8. Be Ready: Prepare your home for showing before you leave just in case.
Showing your Home
  1. Avoid being Present: Buyers tend to rush through a home if you're present. It's always best to leave during showings.

  2. Pets: If at all possible, take them with you. If you can't, keep them out of the way.

  3. Terms: Let your Realtor® negotiate terms with potential buyers. They are trained to negotiate and succeed and are working in your best interest.

  4. Music: Soft music provides a pleasant atmosphere and makes buyers feel more comfortable.

  5. Candles: Soft scents are a plus. No overbearing sprays or heavy deodorizers.
As a seller, each showing is important. Please try to make your home available to view if at all possible. Our appointment center will contact you and make arrangements. On occasion, buyers will be in the neighborhood and request a prompt appointment, so be prepared.
